The short answer
A Calgary tenant improvement should assess the tenant panel and the building’s upstream supply separately. Confirm equipment demand, existing voltage and phase, landlord approval, metering, permits, utility scope and shutdown requirements before pricing an electrical panel upgrade.
01 / Project knowledge
A bigger tenant panel is not a bigger building service
The tenant’s proposed cooking, HVAC, workshop or office equipment can change demand beyond its suite. Ask the electrical designer to identify the distribution upstream of the tenancy, the documented supply and who controls access. A new tenant panel can remain limited by the existing feeder or building service.
Give the provider the landlord’s electrical information and the proposed fit-out drawings. Identify whether the work changes only tenant circuits, the tenant feeder, a meter or the incoming service. Each boundary affects permissions and coordination.
02 / Project knowledge
Coordinate the permits with the fit-out
Calgary commercial alterations can involve building and trade permits depending on the work. A change in use or an altered space can introduce requirements beyond the panel. Confirm the current application requirements with the project team and City before assuming an electrical permit covers the whole renovation.
ENMAX Power’s service-modification intake requires a single-line diagram for commercial services. Where its connection changes, coordinate the project’s load and distribution drawings with the utility request. Downtown network properties may have additional utility requirements.
03 / Project knowledge
Make the shutdown a building decision
A landlord-controlled disconnect can affect neighbours as well as the requesting tenant. Record access, tenant notice, critical loads and the person authorized to approve an interruption. Review the inspection and reconnection sequence before promising a business opening date.
- Landlord consent and equipment access.
- Tenant load schedule and compatible voltage/phase.
- Meter and feeder ownership boundaries.
- Drawing, permit and utility responsibilities.
- Shutdown notice, restart and closeout contacts.

Compare the quote against the same boundary
An economical panelboard replacement and a building-wide service modification cannot be compared as equal products. Ask whether design, protection review, meter work, temporary supply, after-hours labour and restoration are included or excluded. Retain the as-built information for the next tenant or equipment change.
Questions we hear
Can a tenant upgrade a panel without landlord coordination?
Confirm the lease, ownership and building-access requirements. Upstream service, metering and shutdown decisions can require the landlord or building manager.
Does a new tenant panel guarantee capacity for a restaurant or shop?
No. The proposed loads, feeder and upstream supply require assessment. Utility capacity must be confirmed where the connection changes.
